Morgan_Mohon was selected to be the brand and strategy firm for Skywater Over Horseshoe Bay under the DMB realty network. The owners went to Morgan_Mohon for every aspect of the project from naming to way-finding. Skywater Over Horseshoe Bay is a 1,600-acre residential golf community in the Texas Hill Country. The community is committed to sustainability, and plans for dozens of energy and environmentally focused features.

Within this brand strategy effort it was necessary to add value to plots of land that were for sale without homes - the challenge was creating the sense of a lifestyle in a hill country environment in order to assist the sales teams and the property gain positive traction. Much of the creative direction was to facilitate a tactile resonance with potential buyers whenever possible. A careful balance of texture and minimalism is the harmony found within the SKYWATER brand.

The initial response was overwhelming. The sales team notified Morgan_Mohon of the significant increase in leads due to the brand launch of creative campaigns and thoughtful community brochures and collateral.

EDITORIAL


PRINT

Within every touchpoint of the SKYWATER experience the emphasis was on 'feeling' like you were at one with the Texas hill country. Within print projects that would allow for it, careful attention—either visual or physical textual variance—was placed on the experience. The idea that you could find your own color, texture or balance of elements in the hill country resonates throughout all print collateral.




WAYFINDING

Allowing nature to act as a natural substrate and give the community as sense of being at one with nature, local limestone and shale was used in combination with sanded/stained concrete in all wayfinding. Adding a sense of rugged or metaphorical texture increased the subtleness of the signage in order to inform yet still emphasize nature.

With Gold LEED certification, the owners were pleased with the natural take on wayfinding that truly represented the deeper ethos of the development project.
